Urban Capital and Group Germain Hotels in collaboration with Limak Investments Inc. to develop “Mackenzie Tower”, a new hotel-residence development in Edmonton’s warehouse district


Quebec-based Group Germain Hotels and Toronto-based Urban Capital today jointly announce their intention to build a new hotel-residence development at 10145 - 104 Street, in the heart of Edmonton’s downtown core. The development group is proposing a 34-storey tower comprising 156 hotel units by Group Germain Hotels under its new Alt+ banner, and approximately 136 residential units by Urban Capital in joint venture with local developer and property owner Limak Investments. A double-height restaurant space will front the street at ground level.

“This will be the fourth property of Group Germain Hotels in Alberta: Le Germain Hotel, opened in 2010, the Alt Hotel, which will open imminently and a third Alt Hotel coming in the University district – all three so far in Calgary. We have been looking for the right location in Edmonton for the past ten years and therefore we are thrilled with today’s announcement. This also gives us the opportunity to work with Urban Capital once again”, says Hugo Germain, Director of Development, Group Germain Hotels. The Alt+ Hotel Edmonton would be the second Canadian location for the newly launched Alt+ brand following the successful opening of the Alt+ in Brossard, Quebec earlier this year. This new banner offers a unique accommodation experience thanks to its loft-style boutique hotel concept that’s especially suited for longer stays. The bright and spacious studio style rooms feature a vibrant design to be enjoyed to the fullest.

This tower will mark the third development we have undertaken with the Germains, and the sixth province in which we’ve been active."

Urban Capital and Group Germain Hotels are acquiring the site from Limak Investments, which will remain a participant on the residential side. “Downtown Edmonton deserves a development project of this calibre. The proposed tower is being designed by Montreal-based LemayMichaud and is intended to make a design statement in the city. The development group is currently finalizing its development applications and expects to submit for development approval in the next few weeks. The community is invited to an information session on Wednesday September 12, 2018. This will be the perfect opportunity to view the proposed plans, speak with the project team and provide feedback.
